STOW -- Nineteen properties changed hands in Stow between June 26 and July 25, with disclosed sale prices ranging from $544,000 to $1.625 million and a median of $926,000 among the nine transactions that included a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Stow during the period, but only nine listed a sale price. Among those nine, prices ranged from $544,000 for a home on Great Road to $1,625,000 for a property on Marlboro Road, with a median of $926,000. The remaining 10 transfers carried no disclosed consideration; nine of those involved sellers transferring property to themselves or family members as trustees of a family trust, a pattern common in estate planning. Based on raw count alone, 19 recorded deeds in a single month is a notable volume for a town the size of Stow, though the high share of undisclosed-price family transfers makes it difficult to characterize the open-market pace from this data alone.

TOP SALES The month's highest-priced sale was 2 Marlboro Road, which sold for $1,625,000 on June 29. Seller Charles S. Bell and Leslie A. Bell transferred the property to buyer Halcott G. Grant. At 156 Maple St., Andrew G. Sanfilippo sold to Harry S. Raphael and Patricia M. Raphael for $1,260,000 on June 29. The property at 626 Great Road sold for $1,250,000 on July 14, with Leontine LLC selling to Little Flock LLC. At 42 Trefry Lane, Carl C. Beck and Melissa Beck sold to Logan D. Wiest and Hannah K. Wiest for $1,245,000 on July 1. Rounding out the top five, 166 Red Acre Road sold for $926,000 on June 29, with sellers Allison Sue Ercolano and Shaun D. Loughlin transferring to buyers Emily Normand and Christian Stevens.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transfer during the period. Great Road saw two transactions: the $1,250,000 sale at 626 Great Road and a $544,000 sale at 358 Great Road, where Kelly M. Lenox sold to Joel T. Sienko and Olivia A. Barksdale. Taylor Road also had two transfers: a disclosed $800,000 sale at 212 Taylor Road, where sellers Elizabeth H. Goheen and Elizabeth Burke sold to buyers Thomas Howell Burke and Hannah Gillis, and an undisclosed-price transfer at 396 Taylor Road in which John A. Clopeck and Linda K. Clopeck moved the property into their own trust. Among the nine sales with disclosed prices, five fell in the $500,000-to-$1-million range ($544,000, $660,000, $800,000, $839,000 and $926,000), and four exceeded $1 million ($1,245,000, $1,250,000, $1,260,000 and $1,625,000). No sale in the disclosed-price group fell below $500,000.

MARKET NOTES Nine of the 19 recorded transfers -- roughly half -- appear to be transfers of property into or between revocable trusts held by the same individuals or family members, at addresses including Dunster Drive, Lowell Drive, Pine Point Road, North Shore Drive, South Acton Road, Heather Lane, Brookmill Road, Taylor Road and Conant Drive. None of these carried a disclosed sale price, which is typical for this type of deed filing. One transaction, the $1,250,000 sale at 626 Great Road, was between two limited liability companies, Leontine LLC and Little Flock LLC, distinguishing it from the individual and family buyers and sellers in the rest of the dataset. Bed, bath and square-footage figures were not available in the deed records for any of the 19 transfers.
