Stow Median Hits $960,000 as Five of Eleven Sales Top $1 Million in June-July Period

STOW -- A $1.625 million transaction on Marlboro Road headlined Stow's latest deed-recording period, as five of 11 sales with disclosed prices cleared the $1 million mark and the median settled at $960,000.

MARKET OVERVIEW Eighteen deeds were recorded in Stow between June 12 and July 11, 2026, of which 11 carried disclosed sale prices. The remaining seven were transfers to family trusts or revocable trusts carrying no consideration in the public record and are reported here as price not disclosed. Among the 11 priced transactions, the range ran from $544,000 at 358 Great Road to $1,625,000 at 2 Marlboro Road, with a median sale price of $960,000. Five of the 11 priced sales came in at or above $1 million; only two fell below $700,000. That distribution places the weight of the period's activity firmly in Stow's upper price tier.

TOP SALES The highest-recorded transaction was 2 Marlboro Road, which sold for $1,625,000 on June 29. Charles S. Bell and Leslie A. Bell were the sellers; Halcott G. Grant was the buyer. The property topped the period's next-closest sale by more than $365,000.

156 Maple Street changed hands for $1,260,000 on June 29, as Andrew G. Sanfilippo conveyed the property to Harry S. Raphael and Patricia M. Raphael.

42 Trefry Lane sold for $1,245,000 on July 1, with Carl C. Beck and Melissa Beck selling to Logan D. Wiest and Hannah K. Wiest.

103 Peabody Drive sold for $1,090,000 on June 22, with Trevor Baker and Colleen Baker conveying to Kristin Cataquet and Carlos Enrique Cataquet.

39 Ridgewood Drive rounded out the million-dollar tier at exactly $1,000,000, closing June 16 from Chari Goodman and Herbert A. Goodman Jr. to Carlton Smith and Jennifer Smith.

NEIGHBORHOOD BREAKDOWN Taylor Road accounted for two of the 18 recorded deeds during the period. 212 Taylor Road sold for $800,000 on July 7, with Elizabeth H. Goheen and Elizabeth Burke conveying to Thomas Howell Burke and Hannah Gillis. 396 Taylor Road transferred on July 2 as a trust transfer with no disclosed consideration, from John A. Clopeck and Linda K. Clopeck to themselves as co-trustees of the Clopeck Living Trust.

Among the 11 priced sales, four fell in the $800,000-to-$999,999 range: 136 Barton Road ($839,000), 212 Taylor Road ($800,000), 166 Red Acre Road ($926,000), and 10 Wildwood Road ($960,000). Five sales cleared $1 million. The two lowest disclosed-price transactions were 185 Randall Road at $660,000 and 358 Great Road at $544,000, the only sales below $700,000 in the period.

MARKET NOTES Seven of 18 recorded deeds — roughly 39 percent — were intra-family or trust transfers showing no consideration: 106 South Acton Road (Freedman to Michael R. Freedman Living Trust), 31 Heather Lane (Debra Spainhower Isaac to Heather Lane Trust), 9 Brookmill Road (Coughlin and Brown to themselves as co-trustees), 396 Taylor Road (Clopeck to Clopeck Living Trust), 13 Conant Drive (Moore to Moore Family Revocable Trust), 41 Edson Street (Keyes to Keyes Family Living Trust), and 62 Adams Drive (Michaelsen to Frank and Michaelson, price not disclosed). Trusts are a standard vehicle for estate planning and asset management under Massachusetts law; the deed records do not indicate motivation.
