Stow Home Prices Hold Near $1 Million as Spring Market Peaks in June
STOW -- Stow's residential market posted a strong late-spring showing, with 12 of 18 recorded transactions carrying disclosed prices and a median sale price of $980,000 for the period ending June 26.

- Eighteen deeds were recorded between May 28 and June 26, with sale prices disclosed on 12 of those transactions. Among the 12 priced sales, prices ranged from $544,000 at the low end to $1,200,000 at the top, with a median of $980,000. Six of the 12 priced sales came in at or above $1 million, reflecting a market weighted heavily toward the upper tier. The six undisclosed-price transfers are treated separately throughout this report and excluded from price calculations.

- The month's highest recorded transaction was 29 Brook Mill Road, which sold June 5 for $1,200,000. Craig Stevens and Alison V. Stevens, as trustees, conveyed the property to Bridget Cecere and Kevin Pollicelli. Close behind, 18 Robert Road sold May 28 for $1,150,000; Mark S. and Susan D. Pieper, as trustees, sold to Rebecca Browne and Craig C. Berry Jr. At 103 Peabody Drive, Trevor and Colleen Baker sold to Kristin and Carlos Enrique Cataquet for $1,090,000 on June 22. A commercial entity transaction also ranked among the top sales: on May 28, Great Road Stow LLC conveyed an unspecified Stow parcel — no street address listed in deed records — to OCAP Stow LLC for $1,030,000. Rounding out the top five, 165 Gleasondale Road sold June 9 for $1,025,000, with Anna Maria and John A. Chapman selling to Richard Joseph and Umanga Shah Treanor.

- Robert Road produced two sales in the period: 18 Robert Road at $1,150,000 and 37 Robert Road at an undisclosed price, the latter a same-name trust transfer. Peabody Drive likewise saw two transactions: 103 Peabody Drive at $1,090,000 and 36 Peabody Drive at $715,000, with both streets generating a combined $1,805,000 in disclosed proceeds. Among the four sales priced above $1 million with full addresses, Brook Mill Road, Robert Road, Peabody Drive, and Gleasondale Road each contributed one. The two lowest priced sales — 358 Great Road at $544,000 and 80 North Shore Drive at $550,000 — stood well apart from the rest of the priced data, with no other sale falling below $715,000. The single mid-range outlier was 36 Peabody Drive at $715,000, the only transaction between $550,000 and $900,000 aside from those two entry-level sales.

None of these six carried a disclosed sale price, consistent with deed patterns for trust conveyances rather than arm's-length market sales. One transfer — 74 Pine Point Road — went from individual sellers to an LLC, Property Systems Management of Pine Point in Stow LLC, at an undisclosed price. The entity-to-entity sale of the undisclosed Stow parcel from Great Road Stow LLC to OCAP Stow LLC at $1,030,000 is notable as the only transaction in the dataset with no street address in the deed record.
